Our friendly and professional team are dedicated to finding the right property for you and then ensuring that you receive our best attention throughout your Tenancy.
Viewings
Once we have discussed the properties which may suit your requirements, viewings will be arranged at a time convenient to you (this includes early evenings and Saturday mornings). You will be accompanied by a member of staff who will give advice and answer queries. Specific enquiries may need to be referred to the landlord.
Reserving The Property
When you have decided on a property, we will ask you to make a reservation payment of £200 to hold the property pending landlord's approval and completion of referencing paperwork. The property will then be taken off the market pending landlord's approval and satisfactory references being obtained.
In the event of there being more than one interested party for the same property, Tennant Lettings will at our discretion refer to the landlord to ascertain which proposal best suits their needs. If your tenancy proceeds, the reservation payment will be deducted from the monies due before you move in.
This reservation payment is non-refundable if you decide not to proceed with the tenancy or if you fail to provide complete and accurate information in your application. Your statutory rights will not be affected and will be respected at all times.
Moving In Costs
Prior to moving in you will be required to pay one months rent in advance, a minimum of one months rent to be held as a Tenancy Deposit (some landlords require a larger deposit, we will let you know if that applies to you), and our agency fees (please contact our office for details). The reservation payment is deducted from the balance, which must be paid in cleared funds before your tenancy can begin.
Check-In
Whenever possible a member of staff will accompany you to the property, hand over keys and read meters (we notify utilities and council tax) and provide you with a schedule of the property condition for you to sign and return within 7 days.
We also give you an information sheet detailing to the best of our knowledge the whereabouts and operation of the gas, electric, water and heating installations.
At this time you will be provided with bank details for rent payment and contact information for assistance.
