Our friendly and professional team are dedicated to finding the right property for you and ensuring that you are fully informed of our procedures.

Viewings

Once we have determined the properties to suit your requirements, viewings will be arranged at a time convenient to you (this includes early evenings and Saturday mornings). You will be accompanied by a member of staff who can give advice and answer any queries you may have.

Reserving The Property

When you have decided on a property, we will ask you to pay a holding deposit of £200 to reserve the property pending landlord’s approval and completion of referencing paperwork. In the event of there being more than one interested party of the same property, Tennant Lettings will at our discretion speak with the landlord to ascertain what best suits his or her needs. If your tenancy proceeds, the holding deposit will be deducted from the monies due before you move in.

The property will then be taken off the market pending landlord’s approval and satisfactory references.

This deposit is non-refundable if you decide not to proceed for any reason or if you fail to provide complete and accurate information in your application.

Moving In Costs

Prior to moving in we require one months rent in advance, a minimum of one months rent to be held as a tenancy deposit (some landlords require a larger deposit . We will let you know if that applies to you), and our agency fees (please contact our office for details). The holding deposit is deducted from the balance which must be paid in cleared funds before your tenancy can begin.

Check-In

A member of staff will accompany you to the property, hand over keys and read meters (we notify utilities and council tax) and provide you with a schedule of the property condition for you to sign and return within 7 days.

We also give you an information sheet detailing to the best of our knowledge the whereabouts and operation of the gas, electric, water and heating installations.

At this time you will be provided with bank details for rent payment and contact information for assistance.
